Established in 1997, Portland Trust is a commercial real estate developer and asset manager headquartered in Prague, Czech Republic and with an office in Bucharest, Romania. Portland has focused on the construction of new commercial property mainly in the office, retail and light industrial sectors, always in strong locations or where new infrastructure is being developed.
Portland Trust has had a long term joint venture with ARES Management L.P. (formerly AREA Property Partners) who is a US based fund manager with assets under management of approximately $90 billion and 700 employees throughout US, Europe and Asia. This partnership has allowed Portland Trust to undertake large urban development projects in various countries throughout CEE.
Portland Trust has undertaken a wide range of projects including supermarkets, an 85,000m2 regional shopping centre, numerous office buildings and office parks and light industrial and logistic parks. The total amount of net space constructed in Czech Republic and Romania is approximately 470,000m2 with 60,000m2 under construction in 2015.
The combination of Portland Trust’s hands-on style, highly experienced in-house construction management and the financial strength of ARES has enabled Portland Trust to flourish both pre and post-financial crisis as it continues to develop institutional quality, award winning and eco-friendly buildings. In 2014, one of Portland’s new office buildings won CEEQA “Office building of the year” and “Green Building of the year”.
Portland Trust is dedicated to a clear and tangible environmental policy of using local materials where possible, designing buildings in a fundamentally efficient manner and use of new energy-saving technologies like ground sourced heat pump systems which have meaningful effects on energy consumption. The aim is to develop buildings that are attractive, efficient and blend into the local surroundings with minimal environmental impact.
The following office developments have been completed by Portland Trust since 1999.
The site comprises 4 hectares of land in Floreasca and was developed as a low rise, low energy business park in this northern suburb of central Bucharest. Building A totals 20,000m2 of net office space and is leased to Oracle as part of their ongoing expansion. Building B totals 24,500m2 and is leased to Medicover, Europe 2, BCR, Euler Hermes, Deloitte, Kambi and VIAVI. Building C will comprise 24,500m2 and will be constructed as phase 2. All buildings will benefit from a ground sourced heat pump system which is a proven innovative system which significantly reduces the volume of electricity and gas needed to heat and cool the office space. The specification is Class A institutional standard with ample car parking underground.
The following retail developments have been completed by Portland Trust since 1999.
This shopping and entertainment center is one of the most successful regional shopping centers in the Czech Republic. It includes a multiplex cinema, restaurants, fitness and many recreational facilities. It opened fully leased in 2002 and was extended in 2004 with an INTERSPAR supermarket and is located in a wellestablished suburban retail zone close to retailers such as IKEA, Tesco, and Globus. The new Prague ring road connects the center to the most affluent population catchment areas of Prague and to nearby cities to the west. The area has excellent public transportation links, with the shopping center itself uniquely connected to a metro station. It won the Construction Journal “Best Shopping Center Development” award 2002.
The following industrial and logistics developments have been completed by Portland Trust since 1999.
This 94ha site is one of the first major light industrial parks in Bucharest and is located on the western border of the city, close to the Carrefour/Militari retail park on the A1 highway at junction Kilometer 13. This junction is acknowledged as the premier logistics location in Bucharest. All infrastructure, including a 60 megawatt electricity substation, water retention lake and sewerage system, was newly built, with the first tenants taking occupation in summer 2006. Portland has constructed over 145,000m2 and provides full property management, asset management and accounting services.
The following residential and other types of projects have been completed by Portland Trust since 1999.
Portland Trust agreed to deliver a pre-designed school on a turn-key pre-leased basis on behalf of Nord Anglia Education plc, a major U. K. based education provider who wished to relocate in Prague 4. The 7,000m2 facility was delivered on time for the start of the school year in September, 2007 and is designed to accommodate up to 600 pupils of all ages. The building comprises classrooms, indoor sports hall, library, auditorium, canteen and an outdoor sports/ soccer, pitch.
Portland Trust has provided asset and property management on the following projects.
Developed by Ballymore, Eurovea is a new build, award winning, high quality mixed use development on the banks of the Danube in Bratislava, Slovakia. Tenants include Sports Direct, Marks & Spencer, Mango and H&M. Portland Trust worked with joint venture partners Ballymore Eurovea to leased the 25 000m2 of office space and reposition the 55.000m2 shopping mall during 2010-2014. Portland Trust's role included financial budgeting, individual budgeting of office, residential and retail service charges, general OPEX, marketing and various construction and improvement initiatives.
