The following office developments have been completed by Portland Trust since 1999.
The site comprises 4 hectares of land in Floreasca and was developed as a low rise, low energy business park in this northern suburb of central Bucharest. Building A totals 20,000m2 of net office space and is leased to Oracle as part of their ongoing expansion. Building B totals 24,500m2 and is leased to Medicover, Europe 2, BCR, Euler Hermes, Deloitte, Kambi and VIAVI. Building C will comprise 24,500m2 and will be constructed as phase 2. All buildings will benefit from a ground sourced heat pump system which is a proven innovative system which significantly reduces the volume of electricity and gas needed to heat and cool the office space. The specification is Class A institutional standard with ample car parking underground.
Floreasca Park has been designed to provide a combination of high specification, efficient office space with particular focus on low energy consumption in a pleasant, attractively landscaped plot of 1.5 hectares. The 37,000m2 A class offices were leased to excellent tenants and the development won CEEQA " Office Development of the Year 2014" and "Green Building of the Year 2015". Floreasca 169 is a 38,000m2 net office building completed in 2009. It is located in the Floreasca sub market just north of Bucharest city centre and adjoining Aurel Vlaicu metro station. The building was pre-leased to Oracle, Holcim, L'Oreal, DHL, Regus and other multinational companies.
This was the first true suburban office park in Bucharest, developed on 2ha of land on Bucharest’s main route north of the city to Ploiesti, adjoining the famous “House of the Free Press”. It was designed with various interlinking office wings and its surroundings are attractively landscaped respecting Bucharest’s green boulevard from the airport to the center. The main tenants are IBM, BAT and various multinationals. The complex totals 24,500m2 net leasable plus two levels of underground parking. This suburban office project sits on a 3ha site and was completed in early 2006. It features 14,000m2 of high-quality air conditioned office space, 340 car spaces and each floor offering a maximum of 3,500m2. The site is linked to the Zličín metro station and is only 15 minutes by car to the center of Prague. It is situated 400m from the new western ring road affording easy connection to the airport and the rest of the national highway network. This area of Prague is popular for corporate headquarters and Oregon House was leased to Schindler, McDonalds, IKEA,CEMEX and ADP.
A joint development with ECM, a Prague-based fund manager and property developer, for the construction of country headquarters for Nederlanden Asigurari de Viata (part of the ING group) and PriceWaterhouseCoopers. The 12,500m2 building is class A standard with 8 floors of office space and 2 underground parking levels. It overlooks the Dambovita River and the National Opera House, and is 50m from the Eroilor metro station. The building was completed in January 2001 and is fully leased. Tenants also include GlaxoSmith Kline and USAID.
The site comprises 1.5 hectares in north Bucharest and will house a new office park totaling 38,000 m2 net office space over two levels of car parking. Building 1 comprises 7,700 m2 Building 2 comprises 12 500 m2 Building 3 comprises 17 800 m2 The complex will be BREEAM excellent and be located close to the new metro line to the airport and Romexpo exhibition grounds.
