The following residential and other types of projects have been completed by Portland Trust since 1999.
Portland Trust agreed to deliver a pre-designed school on a turn-key pre-leased basis on behalf of Nord Anglia Education plc, a major U. K. based education provider who wished to relocate in Prague 4. The 7,000m2 facility was delivered on time for the start of the school year in September, 2007 and is designed to accommodate up to 600 pupils of all ages. The building comprises classrooms, indoor sports hall, library, auditorium, canteen and an outdoor sports/ soccer, pitch.
A 2.5 hectare site which is undergoing a change in planning for mid rise residential of approximately 300 units spread throughout 5 buildings with park, stream and parking at ground level. The former textile factory was leased during the planning process.
Originally the site was used as a textile factory. It now forms an integral part of Brno’s urban rennaisance of this part of the City’s industrial heritage. Portland Trust purchased the site in 2007 with the intention to redevelop the site with mixed uses including modern urban residential, taking advantage of the central location and immediate access to first-class shopping. The design respects the surrounding architecture whilst creating quiet and green living space for residents within a 4ha site. These towers will be some of the tallest buildings in the center of the City and, it is hoped will become a landmark. The project was sold to a regional developer after planning permits were obtained.
This site comprises approximately 200ha of flat land at junction 86 of the A1 highway to Pitesti, some 40 minutes drive west of Bucharest. The city has a population of 300,000 and is the home of Renault/Dacia. The site has been assembled with the intention to provide infrastructure and then to offer serviced sites for sale or turn-key buildings for lease
Moara Vlasiei is a village in the north of Bucharest close to the junction of the new Bucharest–Brasov highway which is under construction. The project will comprise approximately 50ha of land, zoned for residential use. It is intended to construct middle range villas but with intelligent, sustainable design and large gardens. The Bucharest housing market is in its early phases of growth with many people aspiring to vacate the old multistorey housing blocks of the center of the city. Start of the project is expected early 2009.
Over 5.5ha have been purchased in Lipence, a village next to the town of Zbraslav, famous for its historic castle, 15 minutes drive south of Prague center. It is proposed to construct 30 villas and approximately 45 apartments and town houses overlooking a new golf course, just over 1 kilometer away from the existing Prague City Golf Club. The Prague new outer ring road will link Zbraslav to the airport in 10 minutes. The concept will be for family villas of 300 – 400m2 with large gardens and immediate access to the beautiful countryside and the new sporting facilities in the Berounka valley.
At the time of purchase this functionalist villa in Hanspaulka was split in to 4 apartments. After a redesign and full refurbishment it was transformed in to an airconditioned single family villa of over 500 m2. It comprises 6 bedrooms and light, open areas throughout. The property was leased to a multinational pharma company on completion and subsequently sold.
A 1,000 m2 plot in the highly sought after residential area of Hanspaulka, Prague 6. Permits are expected in autumn 2008 for a 550 m2 family villa in the functionalist style with double height main room, 5 bedrooms and large basement for apartment and double garage. Close attention will be given to use of renewable materials and energy efficiency.
